Currently the best beachfront real estate deal in the southern Nicoya Peninsula, this will probably be the next property to sell. At over five acres, nearly all flat, this property is ready for you to build your dreams. It's located very close to the ocean's edge, with only the Montezuma/Cabuya road between you and the water. Sitting above the road, it will offer a phenomenal view of the ocean looking over the road. The best snorkeling in the peninsula is directly in front of this property, and just down the street is one of the area's prettiest beaches: Las Manchas (see photos below.) This is truly the opportunity of a lifetime, to have a property so close to the beach for so low a price, in one of the most beautiful areas of the most beautiful country in the world: Costa Rica. Two thirds of Lot D1 is zoned ZRT, which is for Residential use. It's also possible to build cabinas or rooms for rent. It also has a green/creek-protection zone along the southern edge, and in the front left corner is a small section zoned ZSB for Basic Services. Buildings can be up to seven meters high and not more than two floors. The ZRT edges have a 3 meter setback for construction. Lots D1 and D2 have their concession with the Costa Rica government. You will buy the corporations that have the concession. There's a yearly rental fee, which is re-appraised every five years. The concession can be sold, passed to your heirs, and the gov't must renew it for another 20 years as long as you don't violate the terms of your concession agreement. Nearly all the beachfront land in Costa Rica is this type of land, and it's reported that 80% of it is owned by foreigners. Lot E doesn't have its concession yet, but the other two lots will provide you with enough space to build all kinds of things, and Lot E can be used for gardens, fruit trees, camping, or other things that are non-permanent.
