Downtown Surf Studios - Santa Teresa/Malpais
An unfinished hotel right in the center of town, a couple minutes walk from one of the best surfing beaches in the area. The hotel is big - 450m2 (4500 ft2), with five rooms downstairs, each with private bathroom, and an unfinished upstairs, which could be five more rooms, or ideally two more rooms with a large owner's living quarters. The hotel still needs both floors, and a roof. Originally, the builders thought to do a flat roof with a deck on top, but you would be able to do it as you like. Perhaps a flat section for a deck, and vaulted ceilings in the owner's part, with a loft inside? The hotel already has most of its doors, but needs windows and stucco or paint. We guess it would cost another $100K to finish it. The land is small (454m2), but it borders a river, with an unbuildable section between this titled part and the river that effectively doubles the size. The result is that the space feels much larger, giving this a great value for someone who wants a cash cow business in the middle of the Santa Teresa / Malpais scene. The hotel has a contract for water with the neighbor's well, which has plenty of water all year. |
