This is currently by far the best beachfront property we have for sale, with a very reasonable price.
It’s also the best beachfront property available, at least at the moment I’m writing this. It has what everyone seems to want:
- White sand beach directly in front
- Surf spot directly in front, with consistent waves
- Walking distance to restaurants
- Santa Teresa location
We named this property for the giant and amazing pochote tree, which has been dates to almost 500 years old, and is probably the biggest pochote tree in the area. It’s so epic it even has a name, which is “El Abuelo” which means “The Grandfather.”
The property is over 2.5 acres, all flat, and has its own well, which is hand-dug and not yet registered. If you certify the water is potable, which is fast and cheap, you can then use this as a legal water source to get permits for your construction.
The property consists of two parts:
8609 m2 of ZRBB (Low Density Residential) with a Maritime Zone Concession. You can build up to two houses and a caretaker house on this section.
2060 m2 of IDA – This doesn’t yet have a title, but can now get one with your lawyer’s help. Once titled it will be worth $100-$200/m2 so $200-$400K. Or, build a business here and since it’s on the main road, you can build nearly anything you want here.
