A true gem and one of the few small beachfront lots in Santa Teresa with valid concession, and the only one for sale.
This lot isn’t technically true beachfront because it’s one lot back from the front. However, because it’s on an easement road that extends to the beach, it has a bit of unobstructed view of the waves, and in front is a white sand beach with one of the area’s best beach breaks (known as Banana Beach section of Playa Carmen.) So, although it’s not in the front row, it may as well be, and because it’s one back, the price is much lower than a front row lot would be. That makes it a great value at this price.
It has its concession in order and is zoned residential/recreativa, meaning you can build on 50% of the land surface. It has a maximum height of 5 meters (one story). The concession is for 20 years and taxes are just under $4000 per year.
There is already electricity and public water installed on the lot.
This is in the middle of town, within a short walk of many great restaurants, shops, grocery store, etc. A villa built here would be rented nearly year round for top dollar, so this has extremely good potential to produce a sizable income.
