At the time of this writing, this is the only large farm we know of in the Malpais area that has a reasonable price for a developer.
The land has a large hill right in the center, with gorgeous 360 degree views and many building spaces, and is surrounded by other hills and valleys, many of which have ocean and valley views.
The land is on a public road that goes between Malpais and Delicias, and is only about 6 minutes from the beach in Malpais. The area does not yet have power or public water. Also, the road from Malpais gets too muddy to make it to this farm in the rainy season. However, it would only cost a few thousand dollars to improve the road so the farm would be accessible from the beach all year. Power is approximately 2km from the farm.
Small lots a similar distance from the beach in Santa Teresa are selling now for up to $100/m2 with no view at all, so it doesn’t take a genius to see the potential this farm has to a develop willing to bring in the services and then subdivide it into lots.
The size is approximate right now because the farm was last measured many years ago when the surveying techniques had a wide margin of error. The seller estimates that the land is between 65 and 75 hectares, and is titled. The price is $8/m2 regardless of what the final size turns out to be.
